Backflow is scheduled for May 1st – May 3rd, 2026
The HOA is currently scheduling backflow testing and awaiting pump repair/maintenance completion. We are still actively working a blockage in the ditch with Section 18.
2026 Water Outlook – Very Poor

For the past several months, the HOA has been meeting with ditch and water officials trying to gauge the on what 2026 watering seasoning will bring. There are many unknowns and water quotas have not been set, but it’s looking very dismal. Drought management plans are being drafted. Please prepare to have some sort of watering restrictions or possibly no water for 2026. Water leases are expected to be scarce if available and the least costs will rise.
Coal Ridge Ditch Status (our water source) = Ditch opened April 1, but has shut down many times to fluctuations in the river and no run-off. As for 4/10/26 (3pm), Coal Ridge is on storage water only, no river.
Owl Lake Impacts (plus farmers!)
- Owl Lake only has shares of river water. River water usually let’s us run water until July, then again in September. There is no river water for our HOA.
- Owl Lake does not own any storage water. We lease storage water when available, and that lets us run water between July and September. Leases are being prioritized for municipalities and certain crops. No leases, means no water for our HOA.
Town of Firestone = Encouraging residents to be mindful of water use as we head and to hold off water until early May. There are no watering restriction just yet. Learn more.
Lease Market = Owl Lake is hunting for storage leases (CBT). Applied via Boulder (on 4/10/26), Dacono (4/8/26) and waiting for other opportunities to open up. Still early in the season, but officials are setting priorities.

Ditch Blockage Update (April 2026)
Resolution in the works – Section 18 and Owl Lake HOA have had several contractors give quotes and estimates. Based on the expertise of several vendors, and was discovered initially, it was decided to continue to pursue the hydro-cutting instead vs the expense of digging up the golf course at extreme depths. The jetting/hydro cutting service is scheduled for April 16th at 9AM, followed by a camera inspection. The HOA will report back results.
Sept 26, 2025 – Ditch Blockage Found! – Section 18 water association notified the HOA that after three days of jetting (power washing) and using robot cameras to traverse over 2000 feet of covered ditch, a root ball blockage was found in the pipe under Saddleback golf course. The teams are working to get this blockag removed. Watch the video if interested.
Other Updates
Recreational Vehicles and Trailers: Let’s get these stowed away!
A reminder to homeowners to stow away your recreational vehicle when not in use or actively fixing. The covenants state; No boat, camper, trailer, recreational vehicle or other non-running vehicle or similar device shall be stored or permitted to remain on any lot within public view for more than three (3) consecutive days unless within an enclosed garage, or within an enclosed interior privacy fenced area. (See Section 6.09)

- April 16 – Hydrocutter, jetting and camera scheduled to hopefully remove blockage.
- April 14 – Schedule locates for pump roof installation.
- April 10 – Signed agreement to lease out Panama shares @50 per share, $3250 back to HOA.
- April 10 – Signed agreement with Ramey Environmental to fix pump system within next two weeks.
- April 8 – Meet with golf course, contractor and section 18 about plan
- April 7 – Request water lease interest for Panama, call Ramey about late estimate.
- April 1 – Coal Ridge ditch started officially running. Continue efforts on getting hydro cutter scheduled with Section 18. April 16 is repair date. HOA will try flush the system first.
- March 31 – Work on closing papers for 9070 Owl Lake Dr, closing April 30
